| BOOKING CONDITIONS
1. Holiday rental subject to confirmation by Mr K E Shield or Mrs S L Shield
(the owners) to the renter (the client).
2. To reserve the property the client should complete the booking form and
return it together with an initial
non refundable deposit (25% of the total rent due). Following the receipt of the
booking form and deposit the owner
will send a confirmation invoice and statement, this is the formal acceptance of
the booking.
3. The balance of the rent together with the security deposit (see clause 4) is
payable no less than 6 weeks before the
start of the rental period. If payment is not received by the due date the owner
reserves the right to give notice in
writing that the reservation is cancelled. Reservations made within 6 weeks of
the start of the rental period require
payment in full at the time of booking.
4. The security deposit of £100 for every week or part week of the rental period
is required in case of damage to the
property and its contents. However, the sum reserved in this clause shall not
limit the client's liability to the owner.
The owner will account to the client for the security deposit and refund the
balance due within 2 weeks after that
rental period. Please report any breakages. This makes it easier when cheeking
inventories. If there has been no
attempt to clean bathrooms, cookers, barbecues etc there will be standard
charges for the extra work involved in the
changeover.
5. Subject to clauses 2 and 3 above in the event of non insurable cancellation
refunds of amounts paid will be made if the
owner is able to re-let the property, and any expenses or losses incurred in
doing so will be deducted from the
refundable amount. The client is strongly recommended to arrange a comprehensive
travel insurance policy
(including cancellation cover) and to have full cover for the parties personal
belongings, public liability etc, since
these are not covered by the owners insurance.
6. The rental period shall commence at 4pm on the first day and finish at 10 am
on the last day. The owner shall not be
obliged to offer the accommodation before the stated time and the client shall
not be entitled to remain in occupation
after the time stated.
7. The maximum number of people to reside in the property must not exceed those
listed on the booking form unless the
owner has given written permission.
8. The client agrees to be a considerate tenant and to take good care of the
property and leave it in a clean and tidy
condition at the end of the rental period, ready for the next occupants (see
separate notes). A cleaning service can be
provided by request if required at an additional cost. The owner reserves the
right to make retention from the
security deposit to cover additional cleaning costs if the client leaves the
property in an unacceptable condition. The
client also agrees not to act in any way that would cause a disturbance or
nuisance to residents in neighbouring
properties.
9. The client shall report to the owners without delay any defects in the
property, breakdown of equipment, plant,
machinery or appliances in the property, and arrangements for repair and/or
replacement will be made as soon
possible.
10. The owner shall not be liable to the client for:-
(a) Any temporary defect or stoppage in the supply of public services to the
property nor in respect of any equipment,
plant, machinery or appliances in the property.
(b) Any loss, damage or injury that is the result of adverse weather conditions,
riots, wars or strikes or other matters
beyond the control of the owner.
(c) Any loss, damage or inconvenience caused or suffered by the client if the
property shall be destroyed or
substantially damaged before the start of the rental period and in any such
event the owner shall within 7 days of
notification to the client refund the client all sums previously paid in respect
of the rental period.
11. Under no circumstances shall the owners liability to the client exceed the
amount paid to the owner for the rental
period.
